Peter Calatozzo co-founded Journey Capital in January 2023, where he is the CEO and Managing Partner. Mr. Calatozzo is responsible for strategic decisions and leadership of the firm’s business activities and operations, and investment decisions on behalf of the Company. The Company has offices in New York and Orlando.
Journey Capital is a real estate investment manager that employs a comprehensive data driven approach to identify attractive risk adjusted opportunities and execute on those investments to optimize value for investors. Journey Capital believes that demographic trends and structural changes to behavioral patterns will drive demand for certain types of real estate throughout the United States. Journey Capital seeks to capitalize on these themes in markets across the United States where it has a high level of conviction. Journey Capital acquires, develops and asset manages multifamily, industrial and mixed-use properties throughout the United States.
Prior to co-founding Journey Capital, Mr. Calatozzo was a Principal at The Praedium Group, where he sat on the Investment Committee for various investment vehicles sponsored by The Praedium Group. In addition to various leadership roles, he was responsible for sourcing investment opportunities in various regions throughout the United States, as well as the asset management, financing and disposition of that real estate.
Prior to joining The Praedium Group, Mr. Calatozzo was a senior associate in the Real Estate Department at Paul Hastings LLP in New York, where he practiced in all areas of real estate law, with a primary focus on representing owners, operators and private equity firms in the acquisition, financing, development and disposition of various types of single-use and mixed-use properties, including office, multifamily, condominium and hotel.
Mr. Calatozzo is a member of the National Multi Housing Council (NMHC) and a member of Urban Land Institute (ULI), serving on the Multifamily Blue Product CouncilMr.
Calatozzo earned a B.S. from Manhattan College, an M.S. in Engineering from Manhattan College, and a J.D. from Brooklyn Law School.
Josh Kogel is a Managing Director and has been with Journey Capital since the launch in January 2023. As a Managing Director, he is primarily responsible for the sourcing and execution of investment opportunities throughout Journey’s target markets. In this capacity, Mr. Kogel’s focus is geared toward investment analysis and due diligence, creation and execution of asset business plans, performance oversight, and asset dispositions. Additionally, Mr. Kogel supports Journey’s corporate development through capital raising efforts and business strategy.
Prior to Journey Capital, Mr. Kogel was a Vice President at The Praedium Group where he was involved in over $4 billion of multifamily transactions throughout the United States. As part of the investments team, he participated in the analysis, due diligence, financing, and execution for the acquisition of new assets, as well as for the management and disposition of existing assets. In addition to his role on the investments team, Mr. Kogel supported the client development team as it relates to capital raising efforts and communication of property performance with investors.
Prior to joining The Praedium Group, Mr. Kogel began his career at Deloitte & Touche as a Certified Public Accountant in the audit and advisory practice where he focused on the financial services industry.
Mr. Kogel graduated Cum Laude from Tulane University where he received a B.S.M., with a concentration in Finance, and a M.S. in Accounting. Additionally, Mr. Kogel serves as an active member of the National Multifamily Housing Council (NMHC).
Ben Steinberger is an Analyst and joined Journey Capital in September 2023. Mr. Steinberger is part of the investments team, where he plays a role in the analysis, due diligence and execution of the acquisition of new assets, as well the asset management and disposition of existing assets.
Prior to joining Journey Capital, Mr. Steinberger was an Associate Underwriter at Greystone where he underwrote multifamily loans for Freddie Mac and Fannie Mae across the U.S. He also spearheaded the investment analysis and managed the corresponding deal process for all transactions he financed.
Mr. Steinberger began his career at UC Funds as an Underwriting Analyst where he underwrote multifamily bridge loans throughout the U.S. and supported the overall credit process at the firm.
Mr. Steinberger graduated cum laude from Bucknell University with a BA in Economics and Political Science.
Spencer Levine is a Senior Associate on the Asset Management team and joined Journey Capital in July 2024. Mr. Levine is responsible for portfolio management and overall asset performance. In that role, Mr. Levine advances the execution of business plans for individual assets, including oversight of property operations and capital projects.
Prior to joining Journey Capital, Mr. Levine served as an Asset Manager at Eagle Rock Properties focusing on business plan execution and portfolio insights for several multifamily funds spanning over 40 communities and over $3B in assets under management. During his tenure, Mr. Levine participated in over 20 acquisitions achieving $1.7B in investment capital deployment and over $250M in construction related capital projects, as well dispositions resulting in nearly $1B in sale proceeds. Previously, Mr. Levine served as a Capital Markets Analyst at Silverpeak Argentic in New York, focusing on CMBS and CLO Securitizations, as well as having completed the Accelerated Development Program at Bayview Asset Management, a mortgage focused Hedge Fund and Asset Manager in Miami.
Mr. Levine is a current member of the NMHC Peer to Peer networking group for aspiring young leaders and graduated Cum Laude from the Tulane University Freeman School of Business with a focus in Finance.
